A smooth tenancy starts before the keys are handed over.
Proper preparation attracts better tenants, reduces complaints and protects your investment.
Here’s your 10-point move-in checklist.
1. Inspect the property carefully. Fix loose fittings, leaks or anything that could cause early issues.
2. Test smoke alarms and carbon monoxide detectors. Make sure gas and electrical certificates are up to date.
3. Arrange a proper cleaning. Ovens, carpets, windows and bathrooms should feel fresh and ready.
4. Check appliances. If it’s included, it must work.
5. Review security. Consider changing the locks and making sure doors and windows lock properly.
6. Confirm utilities are working and provide tenants with the right supplier details.
7. Prepare a clear inventory with photos to avoid disputes later.
8. Finalise the tenancy agreement and deposit protection before move-in day.
9. Leave simple, helpful information such as bin days and emergency contacts.
10. Do one final walkthrough to check lights, heating and plumbing, and put your mind at rest.
The more thorough you are now, the smoother your tenancy is likely to be.
